Single dad living with daughter half time

I have a bedroom available with your own bathroom. I can provide a bed and nightstand if needed. The house was built in 2021, quiet neighborhood, street parking. There is a garage, but I use it as a workshop. There would be minimal storage if you needed it. I live with my daughter who is 15, she is with me every other week. The ideal person I’m looking for is female, clean, non smoking, and low key. I do have a medium size dog and not looking for anymore pets.
