Private room/bathroom for rent, $945/month

Hi all! We are seeking my replacement for a single room/bathroom on a 1-year lease for a well-furnished, cozy two-bed/two-bath apartment with in-unit washer/dryer in the Denver Lakewood area. Lease date is July 19th, though we can work with you on an earlier move-in time if needed.
The room is 125"x141" with a South-East facing window with non-attached bathroom adjacent to the living room. The current price is set at $945/month + Utilities + CAM fee. Included amenities include swimming pool, 24-7 gym, putting green, and VERY reliable parking.
--Some information about the current tenant--
Jake DiFebo is a tidy, early-rising, Elementary school music teacher and a dear friend. Music is an important part of Jake's professional and private life--we have a small nook of the apartment set up as a jam space, and we invite you to play with us! (Bonus points if you are into Jazz/Rock/Fusion or Thank You Scientist! Jake is a vocalist as well as a guitar and keyboard player).
Jake is an enjoyer of good TV; it has been a pleasure to be introduced to some of his favorites such as The Sopranos, It's Always Sunny in Philadelphia, and our October Halloween scary movie marathon was impressive. Cooking is a recent passion of Jake's--he cooks nightly, and loves to cook for others. It keeps getting more delicious each time.
Your other roommate will be a wonderfully sweet orange cat named Purcey--he enjoys playing fetch and socializing with everyone in the living room. Purcey is very friendly! He will be your new best friend should you enjoy engaging in some play time with him.
Some information about the space:
The living room has a fireplace, reclining couch and loveseat, 75" TV, and sound bar. TV-watching is VERY good here and we hope to find a roommate who will enjoy kicking back at the end of the day and enjoying a new show or movie together.
Adjacent to the living room is the kitchen--it contains a full range, microwave, dishwasher, and sink w/disposal.
There is a small nook attached to the kitchen that is currently in use as a musical space. Jake is also a vocal coach and practicing musician--playing/practicing music is a professional necessity and we like to be transparent about that for any potential roommate.
There is a small porch that opens to the apartment grounds that is well-tended--we often sit out there to enjoy the weather and catch up with our friendly neighbors.
The room is 125"x142" (about 10.5ft by 11.5ft), with good closet storage and enough room for a dresser. I am replacing all of my furniture, so if you have need of it we can provide all the furnishings in the bedroom photos, including bed, dresser, and desk.
Our next door neighbor is a King Soopers! There are some wonderful local restaurants nearby, and we have easy access to the 470.
