Looking for roomate-Brand New Townhouse gated HOA

Hi, my name is Joey. I just moved into a brand new, 2 bed 2.5 bath townhome, and I have space for an additional roommate! The home layout is designed for shared living downstairs, and both bedrooms are upstairs. It's in a gated community with a pool and HOA amenities.

1 private bedroom room all to yourself. Has a closet and ceiling fan
1 private bathroom adjacent to your bedroom. Bathroom has tile floors and is very spacious.
Single attached garage

(NOTE) Everything I've listed above is brand new, not a single person has occupied these areas of the home or even used them for storage. The doors to these areas have been locked since the townhome was built in 2023.

Electric and Utility bills (I can pay for Wi-Fi)
Downstairs kitchen
Downstairs living room
Downstairs Front & back patio
Downstairs half bathroom

* We would also share the appliances

The Townhome came pre-built with all new whirlpool appliances including:

Refrigerator/Freezer (with water and ice dispenser)
Dishwasher
Upstairs side by side washer and dryer
Central heating & AC (with a years supply of filters)

I work 8-5 M-F and generally keep to myself. I like to socialize but also need my down time. I like to keep things clean and organized, and would appreciate living with someone who's tidy and considerate of the shared living space. I'm very respectful and in bed by 10 on weekdays, midnight or so on weekends. I'm not loud and don't have any pets or frequent guests coming and going.

The home is truly beautiful. Downstairs is all tile flooring, and comes with all the upgrades offered by the home builder. Deep stainless steel sink, white granite countertops. The Home owner hired an interior designer to make it look pretty and put in a few decorations with a neautral navy blue, white, and black color theme. Lighting fixtures were also upgraded, and back patio door was upgraded with additional locks for security. Other than that it's unfurnished. I'd consider splitting costs for anything in our shared living space with a roommate who wants to stay long term such as a couch whatever we want to add. Pictures were taken before interior designer added some nice decorations and patio furniture.

Please note, I'm not the home owner. The roomate will need to go through the landlords screening process. I'm just renting one of the rooms in the home.
