1 Bedroom in a Beautiful 2 Bedroom Apartment

I'm a 48 divorced guy working in the Fitness & Real Estate industry. I'm very busy with work and I'm not at home most days. I wake up in the morning super early and I come back home super late. Decided to rent my 2nd bedroom so I can get an extra income to pay the mortgage faster, as interest rates are climbing up each day. I'm not desperate for money, that's why my rental room comes with strict terms.
I'm looking for a CLEAN person and a reliable one. You'll have full privacy, your own full bathroom, in a unit that is a Split Plan, that means your room and my room are far away from each other and the living room is in the middle, so we both get to keep our complete privacy.
The neighborhood is a great place to live in. Parks, Beach, Supermarket, Pool, walking distance to anywhere you want. The room will be available to rent from April 23 and on.
The rent is $1,500 per month and to move in, I ask for first month and a security deposit. The security deposit will be given back to you when you leave, after we inspect the room together and nothing is missing and there is no damage. So total to move in: $3,000 Cash only! I will give you a receipt for proof of payment and we will both sign a 'Room Share Contract' prior to you moving in.
Designated parking is included! All Utilities (TV Cables, Wi-Fi, Electric Bill) are included.
Rent payment is due on the first day of each month. Any delay after the first will incur a $50 penalty fee for each day. No pets and no overnight visitors. The common areas (living room and kitchen) are only for you and me to use, not for anybody else. I don't want any strangers in my apartment. I respect your privacy and I ask that you respect mine. I don't bring anybody in overnight and I ask that you don't as well. I hope you understand. I simply don't want to wake up or come back home and see strangers in my house, only the person I'm renting the unit to. For me it makes a lot of sense, I hope it does for you. If not, I fully understand and you shouldn't be renting from me. Better to say it now, to save drama down the road.
No move-in of any furniture, only suitcases and personal items. All kitchen items are provided.
I know, I'm very strict with my rules, but you get a super safe place to stay at, clean and quiet.
