Private entry Lower

I have a lower furnished area at my house that I am renting out. It is a seperate entry, open space and then there is a private bathroom upstairs. The open area is about 400 square feet so more than. a room and it will have a a bedroom set up, sitting area with a TV, Refrigerator, sink station, microwave and some basic small kitchen appliances. There may also be a bathroom added down the line but for now there will be a private bathroom upstairs.
