Room in 2 Story Townhouse

I am looking for a roommate to share my 2 bed, 1 1/2 bath townhouse. It's part of a triplex in a quiet area of the Vista neighborhood. Only a few minutes to BSU, Downtown, and the airport.

The landlord pays water, sewer, and trash. Electric & wifi come in around $100-150/month to be split.

The room itself is 11x11 and has a 6x2 closet with a shelf and bar for hanging items. It is unfurnished.

The unit includes a full sized washer and dryer, dishwasher, and a small patio. There is a full bath with sit-in tub and shower upstairs and a half bath downstairs allowing for plenty of access and privacy.
There is ample storage in the bedroom and common spaces as well as a basement storage space.

The common areas are furnished but there is room for a few pieces to be added.

Free parking is available in the small parking lot and the street out front.

I am 42, work full-time, and enjoy quiet pursuits at home like reading, watching TV, and baking. I also enjoy hiking, going out with friends, and concerts. I rarely have guests over. I like to keep my home tidy and organized but I am not a perfectionist. I have 2 well-behaved, friendly, quiet dogs. No additional animals are allowed.

I am looking for a female roommate who is financially stable, respectful, quiet, and willing to communicate openly about any needs or issues. I would prefer someone who works outside the home and does not host frequently. A few friends over for dinner or something along those lines is totally fine.
