Furnished room: spacious family home w/a view!

We are a happy, easy going, clean family with two small children (3 and 6). One of us is holding down the fort, so to speak, with a full time job while the other one works part time and is working to launch a start up business. During this transitional time we have decided to rent out a furnished room in our home because we have plenty of space! The master bedroom is downstairs. Upstairs is the furnished guest room, along with our daughters rooms, a bathroom that will be shared (but primarily used by the renter!), a workout room, and shared living area. The shared living area has a TV, couch, pool table and plenty of kids toys (sorry!).
If you are a college student who loves to babysit or has been a nanny, this could be a stellar arrangement as we are open to negotiation the rent amount to include discounts for helping babysit occasionally or regularly!
We are home a lot when we aren’t working, but we are welcoming, relaxed, clean, and are happy to keep healthy shared boundaries to be good roommates.
The home is on the rim of the Bench so has a beautiful view of the foothills, a great yard, and a parking spot in the drive way.
