Looking for a roommate August 1st

Hi there, my current roommate is moving in with his girlfriend so I will be having a space open up at my apartment in Ravenswood. He will be out of the apartment by July 31st. Looking for a like minded professional or grad student aged 21-28 to take his room. Having friends over is cool, as long as it doesn't get too rowdy. No pets. At least a one year lease. You pay half of electric, gas and internet. Not sure yet how the move in process works, but my guess would be that there would be a credit check and move in fee.

About me:

I'm a 24 year old professional software developer working full time at a consulting company in the Loop. Really easy going and personable, easy to get along with and to live with. I'm also a musician and like to make and play music in my free time. I'm a gamer, so if you are too I'm always down for some smash or mario kart. Not a big partier or drinker, but enjoy being social with friends and going out from time to time. I'm about a 7.5 on the clean scale, looking for someone who is at least that.

About the apartment:

This is a great apartment in the Ravenswood neighborhood. (one of the best neighborhoods in Chicago in my opinion.) Ravenswood is quiet and quaint, very safe, and in a cool area with lots of restaurants and bars nearby. 10 minute walk from the Damen brown line, and right next to gorgeous Winnemac park. We also have a Mariano's and an LA fitness that are within walking distance. You would get a spacious bedroom (unfurnished) and half of the spare room that is in the back of the apartment. (I currently have a desk for my computer and some music gear back there) Washers and driers are in the basement, quarter operated, $2 total for a wash and dry. Rent is currently $720 a month but I have a feeling they'll raise it to $740 when it's time to sign a new lease. Street parking is always available during the day, at night a little tougher but there's a nearby street that has yet to fail me when looking for a space.
