Looking for a quiet, calm roommate to share a chic updated 2 bed 1 bath in lovely JP.

Approximately 1100 sq ft unit. The living room and dining room are fully furnished and updated. Most people walk in and say “wow, this is really nice.” A lot of natural light and hardwood floors on a quiet street. The apartment has got two decks, one of which is fully enclosed in trees and feels like a tree-house. The second bedroom is for rent and would come un-furnished. The room easily fits a queen bed + desk + etc. The room becomes available August 1, though the date is flexible and later (e. g., September, October) is okay. No smokers (and not 420 friendly on in-unit decks), no couples, and we’d need to discuss pets more carefully. First (1500), last (1500), and damage deposit (1500) required at lease signing. No short term options available. Utilities usually come out to ~200/month/per person, for a grand total of $1700/month/person. Male and female roommates both equally welcome!

A little about me – I’m a 31yo female who likes to have friends over a few times a month for dinner parties, play ice hockey, and travel. I'm gregarious and outgoing in social settings, though I live quietly by anyone's standards on the day-to-day. I'm post-PhD and now work in biotech. I work from home, so a roommate that works in-person 5x/week is a must. No remote or home-working individual need apply, sorry! Even after working hours, I live quietly and I prefer a beautiful, calm, and peaceful home, so e. g., a roommate wanting to watch tv in the living room without headphones is not a good fit. I'm very sweet and good-natured, but desire a roommate who understands that just because you're listening to something, doesn't mean that I want to as well. You can expect that the same respect would be reciprocated, of course! Nonetheless, I’m also open to growing a friendship (if we connect) and just looking for the right fit because I’m at the stage of my life and career where I understand that ‘fit’ is everything.

As such, my requests are quiet hours during 9am-530pm (since I work from home) and 9pm onward (including no cooking - merely due to the fact that the kitchen is adjacent to my bedroom). Go ahead, make your cup of tea at 10pm, but e. g., I’ve previously been plagued by ill-suited roommates who think that 10pm is a great time to start chopping up everything in the fridge for dinner… Unfortunately these quiet hour requests are my dealbreakers, given the nature of my job, and understandably will rule out many very reasonable roommate suitors. Dealbreakers aside (just trying to be transparent!), I'm a very sweet, sincere, and emotionally open person. Hence, someone with a routined work schedule (early wake, out the door to work, and retires to quiet activities on workday evening) is what I'm looking for. For example, on worknights, after work, I usually leave the house, go for a walk, stretch, watch tv in my room, read, or talk on the phone to a friend. Weekends, of course, are loose – do what you want. This listing perhaps makes me sound harsh, though in reality I spend time with friends often and am very affable and kind-hearted, I just prefer to live on the quieter side during the work week and see no reason not to be transparent about it.
