1 bed $1150/month in Jamaica Plain

We are looking for a third person to rent out one bedroom in our 3 bed/1 bath apartment for our lease starting on August 1 (ish, can be flexible) in Jamaica Plain near the Stony Brook station. Apartment is on the first floor but up about 5 steps. The lease would go for one year, until July 31 2025, with the option to renew. Rent would be $1150 a month plus utilities (usually a max of $70 in winter). Apartment has central air (yay AC!), a porch, backyard, and coin op laundry in basement, and plenty of free street parking. I have two very sweet and friendly cats, Artemis and Apollo, who have gotten along swimmingly with another cat, so could be open to the possibility of a third cat moving in!

We are two professionals in our mid to late 20s. We both enjoy spending time together watching Survivor or a hockey game but also respect the need for personal space and alone time! Except Apollo, he does not understand the concept of personal space, but he is an orange boy cat so I can't blame him.
Please no smoking inside as I have asthma!
