Seeking roommate in Roslindale

I am looking for a roommate for a two bedroom apartment in Roslindale starting July 1st. $1175 each plus split utilities. The apartment has a large kitchen with a dishwasher, gas stove, and pantry shelving. The available bedroom is on the second floor of a two-story house. The second floor also has the bathroom, living room, and dining/activities room. My bedroom is in the attic and there is one apartment below. There is free laundry in the basement shared with the downstairs neighbor. Nearby street parking does not require a permit. I have been here 3 years renewing a one year lease. The kitchen is stocked with dishes and cookware.

My two cats mean unfortunately no additional pets. One of the cats would like to be your friend. The property is non-smoking. I am very sensitive to perfume so it is a low fragrance space, without candles or perfume.

About me: I am a clerical employee who LARPs as a responsible employee on weekdays and a wizard on weekends. I enjoy tabletop gaming, Star Wars, costume crafts, and baking. I only have company once per year during PAX East. I would say I am a middle of the road housekeeper who believes in wiping the stove clean and regularly using the mop. I have never been actively social with past roommates and I am open to making friends but it's not something I'd push for. I am happy to respectfully share common spaces and communicate about shared supplies. I would like to be direct without subtext in figuring out what brand of toilet paper and Nest thermostat schedule works for both of us.

About the lease: The landlord and handyperson are formerly live-in, fairly local, and responsive to any issues. Now that a broker is fully involved, move in cost is first, security, and broker fee so 3x rent - $3525. Which is ridiculous in my opinion and I am mad about it, but I really like the kitchen.
