Cozy Room in a 3 bedroom for rent in Hells Kitchen

We are 2 guys looking to share a 3 Bedroom in Hells Kitchen (midtown west) on a beautiful tree lined street. Our apartment is a 4th floor walkup, freshly painted, new kitchen cabinets, new granite counter tops, a new stove, refrigerator, floors, and a new bathroom vanity. Also, a new video intercom system, great for security. I've lived in the apt 7 years. My other roommate has been here 5 years. The room for rent can fit a queen/full size bed and you have your own closet and street views. The room can be semi furnished/unfurnished (current roommate is willing to sale her Bed ). I would prefer you sign a year lease. The area is amazing! A private gym and grocery store across the street. Laundry facilities and banks on the corner. The post office and ups are a block away. 2 blocks to times square subway station. Many restaurants in the area, a dog park and the theater is a block away. We share the kitchen, bathroom and have a small living area which is being used as storage/reading area. You would be responsible for 1/3 utilities and cable every month. It usually comes out to around $100 each. Please pay your bills on time and help buy things we need for the apt (we share 1/3 of the house supplies). Also, someone who will help clean the common areas. Both roommates work 9-5 and we would prefer someone who is a professional, not to loud and works 9-5 as well. Please have references and a full year paystub. The roommate moving out has been here 2 years and is moving to LA for business.?
