Large sunny room available in beautiful LES apt

Hi Everyone!
I'm looking for a flat mate to share my amazing 2 bedroom apartment (with private rooftop!) on the Lower East Side.
The apartment is on East Broadway near Rutgers, conveniently located on the border of the LES and Two Bridges, just a 15 minute walk to SoHo, steps from the F train, surrounded by some of the best restaurants and bars New York has to offer included Mission Chinese, Dimes, Bar Belly and Forgtmenot.

The bedrooms are 28 feet apart at each end of the apartment (see floorplan). The room has two big windows and a built-in closet, was recently painted, and comes unfurnished.
There is exposed brick throughout, hard wood flooring and the bathroom and kitchen (with dishwasher!) are newly renovated. We also have a private rooftop (with a BBQ)! I am the only tenant in the building with access.

The eat-in kitchen is fully stocked with dishes, pots, pans and other cooking supplies, and the adjoining living area is furnished with a couch.

A laundromat is conveniently located two doors down.
Utilities are not included.
Flexible move in date. Available June 1st.
I would also consider a July 1st move in date.

I'm an Australian musician/singer-songwriter signed here in the US. I've spent the past 7 years out here touring writing and recording and for the last 5 years New York has been home.

I am a quiet, clean, non-smoker, and I'm allergic to dogs and cats, so this is a pet free house.
I work long hours and while I do like having time by myself to write, I am also very social. I'm friendly and easy going, and love to cook.

Since the pandemic hit, I have been taking social distancing, mask wearing and hygiene seriously and am looking for the same in a room-mate.

While this isn't a party house, pre-COVID - friends were always welcome, and I did like to have company over for drinks or the occasional dinner party on the rooftop in summer. On my nights off I love nothing more than a bottle of wine or two with friends, great food and listening to music.
Seeking someone quiet, clean, and down to earth.
