Hello!
I'm offering a lease takeover for my apartment located at 13th St. & 3rd Ave. It's a one-bedroom apartment in an excellent location and will be available any time between November 1 - November 15, perhaps with some flexibility on either end. The least ends on June 30. The monthly rent is $3186.10. Since this is a RENT-STABILIZED unit, smaller apartments in the building have rented for $500-600 more per month!
I have sought apartments several times online over the last decade and am aware that posts don't always reflect reality (especially for housing!) so in the interest of full disclosure, I will list the PROS and CONS of the apartment:
PROS
-Location! You are literally a block away from Union Square. The subway entrance is just a few minutes away. You can be at Trader Joe's within 60 seconds. There's also a Westside Market about two blocks away which is a little more expensive but has very high quality choices and is open 24/7.
-The super is very nice and helpful. He offered to install a pair of AC units for free even though that's not part of his job and usually charges tenants for this (PS: I gave him some cash anyway.).
-New appliances were installed over the summer. Some even still have the protective plastic over them.
CONS
-It's a 4th floor WALKUP! This is certainly not pleasant but since the location is so central, my overall walking is drastically reduced so it's more than tolerable.
-There is no laundry in the building. There are several wash-and-fold places nearby. I can recommend one that will pick up and deliver for free (just make sure to tip the man a few bucks!).
-The kitchen doesn't have much counter space but enough to get by, at least for me.
-The bathroom ain't huge but is fully functional with a nice shower head and reliable hot water.
It's currently furnished and has the two aforementioned AC units. I'm willing to offer a deal for the furniture and can even throw in certain items for free but this can be discussed. Or if you prefer, I can remove the furniture.
There are no fees but since it's a lease takeover, you'll have to apply through the management company by providing the standard documents (tax returns, employment letter, etc.).
