We have one large, vacant room in beautiful Sugar Hill apartment- Ready to rent as early as July 1! Rent is $1060-

House Atmosphere:
The room is in a lovely, renovated apartment in a pre-war building in Sugar Hill (garden-filled historic neighborhood between Harlem and Washington Heights). The apartment is spacious, with two bathrooms and a full living room. Currently residing in the apartment are three folks in their late twenties/early thirties- one female student and two queer, gender-non-conforming folks. Roommates are all friendly professionals working in interior design, social work, and graphic design- and we all keep different working hours. The place has hardwood floors throughout, a comfy living room, kitchen with a dishwasher, and the two full bathrooms. The building has an elevator, two community gardens on our street, a beautiful cathedral on the next block, and a medley of delicious restaurants nearby.

Room: 10? 4"? x 10? with some extra little nooks here and there
Closet: 1? 10"? x 5? 4"? (12? high)

The room available is huge- you could easily fit a full/queen bed, dresser, desk, chair and even a couch! Lends enough space to get creative. See pictures for an idea*. Depending on your need, the room can come furnished with full bed and dresser (pictured) at no charge. Room is located right next to the kitchen and bathroom. You would be sharing a bathroom with 1 other roommate.

*Decorations, desk, shelf, computer and computer chair not included. Only furnishings would be mattress, spring box and dresser.

Transit:
We are very close to the 1, the A/C and the B/D trains so you can get just about anywhere in Manhattan in about 30 mins.

What we?re looking for:
We?re looking for one individual to sublet the room for at least 3-6 months, with the possibility of a longer stay/arrangement. We expect housemate to be mindful and respectful of shared space, keep the apartment tidy, have good communication skills and pay rent/utilities in a timely fashion.

Sorry, no pets, no couples, no smoking cigarettes in the house. And of course, no racist, queerphobic or transphobic folks need inquire.

Logistics:
Move-in would be July 1. Rent is $1060 not including utilities. Utilities (gas/electric/wifi) range from $45-85 depending on the season. Security deposit is 1 month?s rent. To move in, we require $1060 security deposit and first month?s rent, as well as proof of income for the past 4 months.
