Room available in sunny 2br/2ba San Anselmo

Room available starting May 1 in sunny, 2 bedroom / 2 bathroom apartment in downtown San Anselmo. Current roommate is still living here, but will be out at the end of April.
The complex is small, with really nice neighbors and friendly, responsive (off-site) landlords. There are businesses below the residences so it’s quiet at night, and there is an on-site coin washer/dryer, or a Laundromat a short drive away.
There is a decent sized living/dining area combo, full kitchen with a dishwasher, microwave, gas stove, lots of cupboard space, and a weirdly high number of outlets. High vaulted ceilings and high windows let in natural light during the day, and there is a (not quite unobstructed) view of Mt Tam from the small deck.
I use the garage for both parking and storage, but there is more storage room available as well as a self- storage company quite literally next door. There are a couple of designated lot spots you can park in if they’re not in use, free parking along Sir Francis Drake, or there is street parking that requires a permit for night-time.
Your bedroom has corner windows, so it gets great light, and has a 5’ long x 2.5” deep closet, and you’ll have your own bathroom just a few short steps away. I’m 90% sure there’s still a cable hookup in there as well, and if not, we can put one in if you’d like a TV in the room.
I’m a quiet, easy-going woman in my mid 40’s, work in SF 4 days a week, and currently spend a fair amount of my non-working time at home - like everyone else during a pandemic (oh, and I’m vaccinated). I have a senior cat that is very sweet but likes to be the queen of her castle, so being pet friendly is a must, but we can’t have any more pets. This is a non-smoking apartment; no hard drugs, heavy drinking, or big parties.
I’m looking for someone who is also quiet, and easy-going, responsible, and pay your share of rent / bills on time. The landlords will also want to run a credit check. A woman around my age would be preferred, but it isn’t a requirement if we both feel like you’re the right roommate.
Rent is $1010* / month (goes up 3% annually) and we pay for PG&E, water, and cable, rates vary slightly per month. There is (old) carpet, but I’ve had the ok to switch to laminate and just haven’t gotten it done yet.
