Master bedroom in a beautiful Silver Spring house

Hello all!
We are looking for a roommate to take over my lease for the Master Bedroom in our Silver Spring group house!

INTRO:
We are a group of 4 guys, working in the DC metro area. Unfortunately, I will have to travel internationally for the next year or so hence looking for someone to take over my lease.

ABOUT THE HOUSE:
There are 4 single bedrooms, 2.5 bath, kitchen, dining room, living room, laundry room, and den. The open bedroom is the master bedroom with 2 decent sized windows and direct access to a full bathroom. It also has a fairly big closet and I have a brand new 5 drawer shelf for sale if you need more space.
A decently sized fenced yard surrounds the house, equipped with a patio, grill, herb garden, fire pit and shed. We recently got the kitchen renovated so you will have access to a brand new kitchen upstairs! There is more storage space in the house than you will ever need.
The house caps a quiet cul-de-sac (plenty of parking available) within walking distance of the Forest Glen Metro station, two local supermarket, Holy Cross Hospital, and St. John The Evangelist Catholic Church. Sligo Creek park trails are roughly 6 blocks away. I commute to DC everyday and the Metro station is a 10min walk from here.

HOUSEMATES:
One of the roommates has a very playful cat. He is solely responsible for the deposit and taking care of the cat. She works very well with people, but if you have an issue with pets, you should probably reconsider.
We keep the house tidy, divide the chores among ourselves, and we all share the kitchen expecting common sense consideration. We also like video games. A lot. While its safe to assume that we are well beyond our party days, we are definitely down for a few beers and maybe a movie and games over the weekend. We expect the housemate to respect quiet hours during the night and give a heads-up if you are having people over.

AVAILABILITY:
The room will be opening by mid-June (can be rented a few days earlier if needed), with rent of $640, and utilities usually under $95 for internet, gas, water, and electric. We will be looking for someone to sign on the lease until April 2020, with an option to extend (the current roommates are in for the long haul). Our landlord will make the final decision on any new tenant's application. Please email me if you are interested.
