Considering Renting Multiple Rooms

I have 3 rooms I am considering renting out. They are currently being fixed up in a house that I am flipping. I currently live in a finished basement space with an extra room as well. Nothing is furnished other than kitchen appliances and laundry. I have three cats who's safety is my top priority. I am open to renting to someone who has one or two cats or a smallish dog. No pets that could kill a cat or be killed by a cat. My cats have their own room in the basement.

I am open to renting to male or female, no couples, nobody that would want to bring people around. If you have a partner you would need to hang out at their place. I dont trust people easily so renting is already hard enough for me.

The ideal renter would be someone who is trying to save money by forfeiting amenities, probably someone traveling for work or someone who just needs to rent for a season.

Ground Rules are:

No unannounced or regular visitors
No smells / messy areas
No hard drugs
No loud music

All utilities and internet are included. The garage will only fit my car but a renter would get half of the driveway area.
