Hey,
Sadly, our current roommate who has been here for 10 years is moving to another state, so we are looking for a third roommate for our modern apartment in Hoboken beginning August 1 (with the opportunity to sublease for the month of July). The apartment is located approximately 15 minutes walk from the PATH and 5 min walk to the bus 126 that takes you straight into the city.
The apartment is a first floor walkup 3 bed 2 bath. The kitchen is fully furnished and common areas are newly furnished. The living room has exposed brick and high ceilings. The apartment is very spacious. Features of the apartment include: granite counters, stainless steel appliances, hardwood floors throughout, dishwasher, large bedroom closet, ample walk-in closets throughout the apartment for storage. It has a washer and dryer room in the building downstairs (coin operated), as well as a basement with additional storage.
The bedroom available faces the backyard and can easily fit a queen bed and two dressers. We have a backyard available to use, subject to the Landlord's approval.
The room can be rented furnished or unfurnished. Since she is moving away she is willing to sell the new tenant the bed frame, mattress (~6 months old), bedside tables and chest of drawers for a fee.
Utilities: hot water and heating is included in the rent. Utilities will be split evenly among the three roommates. Electricity costs anywhere from $30-60 per person/month and internet/cable costs approximately $62 per person/month. Household supplies (oil, toilet paper, paper towels, cleaning supplies, etc.) are also split evenly.
Lease terms: 12+ month lease, security deposit but no broker fee. Please note the rent figure quoted is an estimate based on the Hoboken Rent Leveling Consumer Index for July 2024. We will have the actual number in the coming days.
Contract will need to be signed by July 15, and keys for the apartment will be given August 1st ready for you to move in.
As per Landlord's request: New tenants will be subject to a background and credit check and will need to provide ID and proof of employment.

We are easy going, clean/neat and sociable ladies. During the week, we tend to lay low as we are busy with work. One of us is up and out early in the mornings, and the other works a hybrid work schedule (~2 days a week in the office). On the weekends, we like to go out with friends, brunch, and head into the city.
We would like to find a female professional who is also easy going, cultured, clean, financially responsible, and down to have a good time as a roommate/friend. It would be great to have a roommate who is social whether it be cooking together or grabbing a drink when we are free from our other obligations.
