Furnished Room In Condo Complex

I have a furnished room for rent, in my2.5 bedroom condo. Shared bathroom and closet only. You have half the walk in closet and the bathroom is inside the bedroom. All utilities are included, along with free internet, laundry inside of condo for use, but no cable. Rent is $440.00 per month, with 1 months security. A gay female is preferred. No visitors allowed, due to it being a room, no exceptions. You must be a neat and clean roommate. You must have a job, with paystubs to prove it. Also no drugs, medical pot, alcohol, nor smoking of any kind allowed .
I'm a single mom and my kids rarely stay. They have there own room and bathroom. Walking distance to local shopping center. NYC bus is a 15-18 min walk. Available December 16, 2020, or earlier if needed.
