Room for Rent $700

This is a bedroom being renting out in a 3 bedroom house. The room is 11' 5" by 8" with 2 small windows and a closet. There is a living room with a TV. It has a medium size kitchen with a shared fridge/freezer. Washer and dryer available. Medium shared bathroom. Storage is available in basement. Each tenant has one off street parking spot. All utilities are included in rent. Wifi is included as well. There is a sports bar walking distance from the house. The Mountain View Wayne Train Station is across the street. Willowbrook Mall is 5 min away. Dave and busters is 5 min away. Grocery store is 3 min away. There are several restaurants walking distance from house. Only 30 min from NYC. There is a backyard with a camp fire. A river nearby. Located close to major highways.

Rules:
-2 months rent deposit plus the remainder of the current month. (If it's the 1st then one full month is due, if it's the 15th 1/2 the rent is due, if it's 3 weeks into the month 1/4 of rent is due on top of the deposit.)
-Rent is due on the 1st of every month.
-If rent is not received by the 3rd a late fee will be assessed of 5% or $37.
-If rent is not received by the 15th an eviction notice will be issued and the eviction process will begin and continue until rent is paid fully up to date.
-If a check bounces a $60 fee will be issued.
-No loud noises between 9pm and 5am.
-Guests are not aloud to stay overnight.
-No smoking. Vaping permitted.
-Pets are aloud.

Tenant Criteria

? No Prior evictions.
? No criminal history.
? Credit score +700.
? Employed with current employer for 1 year or more.
? Monthly income 3 times the rent.
