KITCHEN: The home has a common shared kitchen that is FULLY equipped with pot/pans, utensils, plates, bowls, etc. for your use. After COOKING You must clean up after yourself; please wipe off the stove, the counters, inside the sink, if you spill spill on the floor…clean it up, throw away your garbage, wash your dishes and put away in the cabinets.

LAUNDRY: Hours: 6:00 am to 9::30 p. m
(Last Load must be put in the washing machine at 8 PM) W/D PRIVILEGES are for the signed lease tenant only.
Washing machine is a deep tub that allows for 2-1/2 loads per washing cycle. Therefore, it is 1 WASH CYCLE per tenant per week.

NEW TENANT: The home has good vibes and as such we are seeking 1 tenant that is respectful, easy-going, can Keep room and common shared areas, clean, understands that communication is two ways and helps to foster a positive environment.

Prefer professional worker outside the home with stable work history,. However, Disabled/SSI/Military pension will be accepted As long as you meet the income requirements to pay the rent.

CLEANING: Must be able to keep common shared areas clean (kitchen & bathrooms) Take out your garbage in unit, House is very quiet and we do not allow street drugs, toxic/negative attitude or drama allowed! No, doing laundry for anyone that is not on the signed lease, and no subletting.

GUEST POLICY: For the security and safety of leased tenants, non-leased persons are NOT (Without prior permission from landlord) allowed overnight.. During the day you must get approval for daytime guests To enter the property and or the home.

POOL POLICY
1. No loud music after 10 PM
2. Must ensure that the security gate is Completely shut and locks when Entering and exiting the pool area.
3. No running, glass or food in the pool area. Plastic bottles, OK
4. All persons under age 18 must be supervised by an adult at all times.
5. Absolutely no walking, up the Pool Slide Standing, or going down slide backwards! This is very dangerous.

CAMERA PROPERTY Surveillance required for SAFETY of Swimming pool, home, tenants, Approved guests, and neighborhood.

TRASH: Trash must be removed from room and put in appropriate receptacle outside of the home. Trash pick up is early Wednesday morning.

KEYS/CODES: Gate key and keyless entry codes are for leased tenants only.

SMOKING: Due to fire hazard safety; Cigarettes or Maryjane can never be smoked in YOUR UNIT or the house. This will be an immediate breach of the lease. There are 3 designated smoking areas outside according to where your unit is on the property.

POLICY for RENT and UNIT DEPOSIT:
You will need 2 separate money orders . The deposit and rent cannot be combined.. NO CASH ACCEPTED.

DEPOSIT: $995 (money order)
RENT: (2 Separate money orders)
1- money order for the rent.
1- money order for the deposit.
NO NEGOTIATIONS on FEES (see policy below) NOTE: Deposit cannot be used to pay the next months rent. It is to be used for any room damages, cleaning fee, and/or any other expenses that may be incurred. Unit must be restored back to its original condition upon vacating.

APPLICATION: No FEE
No current evictions this will be verified. When booking an appointment to see the room, you MUST bring Your ID and all required income Verification documents to your appointment.

OWNER WILL NOT ACCEPT income/Employment information that is on a PHONE PORTAL APP NO EXCEPTIONS.

LEASE: month-to-month. You’ll be provided copies of the lease, household guidelines and this posted AD.

IDENTIFICATION: 2 forms required: a drivers license and Social Security card or another verifiable form.

INCOME VERIFICATION:
Must bring PRINTED documents.
We do not accept employment or financial information that is being shown on a phone portal must have printed documents.
