Newly remodeled furnished room (11x12) for single occupant only. This is not a party house! We are all quiet, work, come and go, and are respectful to one another. We have worked very hard to get the right Individuals in this home and as such, we are very cautious and looking to add 1 more positive, clean, and respectful individual! Again, no drama toxicity, bad attitude, or anger problems allowed!

If you drink socially, that’s fine just no angry alcoholics. Absolutely no illegal drugs! DR prescriptions OK. You can have 420 as long as it is always outside. Do not want that smell in the house!

Home is in a great location in the Bakers Park/Huntridge area and is walking distance to the Strat and Art District. SEEKING Professional worker and/or disability with verifiable proof of income, and no screenshots will be allowed.

ROOM Features: SINGLE OCCUPANCY
KEYLESS ENTRY & VIEW of POOL.
EACH TENANT has their own FULL-SIZE REFRIGERATOR in their room, accompanied with a full size microwave, toaster oven, and toaster.

The pictures posted our current as of this morning and the black chair in the picture is a massage recliner. Room does include a comforter, blanket, a mattress cover, sheets, laundry basket, broom, and dust pan etc.

FEATURES:
A. KITCHEN: fully stocked and available to all tenants.
B. LAUNDRY: YES; full-size washer and dryer located in the kitchen.
C. COMMON SHARED AREA: NONE.
D. PRIVATE BATHROOM: NO.
E. PARKING: plenty of street parking.
F. SMOKING: outside only. There is a covered porch cannot ever smoke “anything” anywhere in the house. Smoking is a fire hazard and the smell ruins, the furniture, drapes and room.
G. PETS: sorry, no pets the house is already at the maximum allowance.
H. FURNITURE: Room is completely furnished so you cannot bring your own furniture and or TV. Small, personal belongings, computer, etc. OK
I. There is a very large swimming pool on the property with slide and diving board and has security fencing.

MOVE-IN REQUIREMENTS
NOTE: If moving in before start of next month, rent will be PRORATED at $29.00 a day plus deposit.
1. KEYS: For LEASED TENANT ONLY
APPLICATION: NONE.
2. LEASE: YES. You will need to sign a lease, but it will be month-to-month and you will be provided a copy for your records.
3. PAYMENT: no cash excepted. MUST be money order only. 1-separate money order for the rent ($875) and 1-separate money order for the deposit ($875) and cannot be combined.
4. EVICTIONS: NO CURRENT EVICTIONS
5. BACKGROUND CK: NONE: However, you cannot be on the sex offenders list because home location is within walking distance to 3 schools.
6. NO lOUD MUSIC or TV after 10 PM for all tenants get up extremely early to go to work. No slamming doors…so if you have an anger problem, you will not be a good fit for this home.

HOUSE GUIDELINES: common sense but will be discussed at the showing appointment of the room. If selected, you’ll be given a copy of the house guidelines.
