I have a private bedroom with a shared full bathroom (bathtub, shower, 2 sinks, and toilet) or private masteroom with a custom closet and private full bathroom available for rent in a 4-bedroom 4-bathroom 2 story home loft heated-pool house. The house is located in the Palm Hills security-guarded gated community on E Horizon Ridge Pkwy in a quiet and nice neighborhood.
I occupy one room while others may live in the upper floor, all respectful, clean, and employed in their mid-30s. Everyone keeps mostly to themselves, sharing a large kitchen, 2 living areas with cozy chimney, and a large heated salt-watered pool. The house is detached with 4 driveway car spaces and street space. Looking for a Roommate!

The requirements and house rules apply to everyone living in the house.

Strict Requirements
- must be employed at all times for the past 6 months (employer will be reached out to verify using employer website/phone number)
- background check will be run (any negative records will auto-disqualify)
- credit score check (active collections or past bankruptcy auto-disqualify)
- no illegal drugs, no smoking indoors or outdoors
- no pets of any kind, stairway, and upper floor covered fully with brand new carpet and roommate’s allergies.
- misuse intentionally or unintentionally of house equipment, appliances, pool, or furniture will require pay damanages in full up to lease cancellation.

Rules
- must clean up after themselves in common areas, kitchen, bathrooms, and outdoors.
- must be respectful to others, everyone has locked door keys
- not a party house, not a celebration place, or event place, unless inquired and approved by landlord.
- no gathering over 3 (tenant+2) unless requested and permitted in advance, discrete noise or music during daytime accepted. You are fully responsible for the people you invite.
- roommates may work from home during day or night time, be respectful of the noise, music or guests visiting you.
- couples are welcome for the master’s room
- your guests must be listed at the entrance security gate ahead of time by landlord.
- smarthouse with electronic devices, including entrance door, personal entry code must bot be shared with anyone
- house is cleaned by professoinal cleaners bi-weekly basis, your room should be cleaned by yourself
- avoid street shoes in the house or on carpet. Keep the house clean or clean after yourself.
- use of water, heater, AC, and private areas respectfully to others.
- not following house rules or not paying rent in-time breaches your agreement.
