Spare Room for Rent

We have a room to rent, we would like to get someone in as soon as possible. We are located on the corner of Sahara and Fort Apache, the community is called The Residence at Canyon Gate if you would like to view some of the community features online. We have 24/7 security that checks people in through the gate and circle the community regularly. There are 3 pools, sauna, racket ball courts, gym, basketball and tennis courts, as well as a few parks. Lots of parking.

Only my bedroom is pictured below, as we’re using the extra room for our old roommates storage right now, but it is the same size and layout. We have a fully equipped kitchen (toaster, air fryer, working oven&stove, griddle, etc). There is also a washer and dryer inside the unit.

There is a service dog and an emotional support cat in the unit. We are “pet friendly” in that we love animals, however due to past experience and additional fees we would incur, are not looking to add anymore animals to the unit.

Chris is 27 and a store manager for Circle K, and I am 26 and a high school teacher and UNLV Student. We’re both very quiet and too focused on work to bother you at all.

Rent is $750 a month, this includes utilities (water, electricity, Wi-Fi, and gas). We have a state of the art Wi-Fi system (eero) with unlimited coverage. We also ask for a $600 deposit, no exceptions.

Due to some rough roommates in the past, we do ask for a $25 application fee if you are still interested in the room after viewing the place. This is so that we can run a background check. We also ask for 2 references (both being a previous living situation), and a recent pay stub would be greatly appreciated. We are not planning on continuing our lease agreement that ends January 15th, 2025. If you want to make private arrangements with the landlord to stay and find other roommates, that is your choice.
