- 3 BR/1 BA + Kitchen + Living Room
- Clean, spacious, and well-kept 2nd floor walk-up in a 3-story family home
- To ensure a harmonious and comfortable living experience, we have chosen to make this a female-only residence. This decision is based on the primary tenant being my wonderful mother, who adds a unique warmth and care to the atmosphere.

Roommates:
- My mother, she's not only chill but also incredibly kind, warm, and highly respectful of privacy. You'll often find her out and about or busy maintaining the house, ensuring a clean and cozy atmosphere for everyone to enjoy.
- We’re currently in a roomies transition phase, as our fantastic roomie will be moving out of Room #3 on 7/1. We’re eagerly looking forward to finding the perfect fit for Room #2 (this one) — hopefully, that’s you! It’s an exciting time as we continue to connect with amazing individuals through SpareRoom, just like our current roomie.

- Conveniently located - delis, grocery stores, laundromat, supermarket, and various food delivery options nearby
- Near Lehman College & Fordham University

Commute/Transportation:
- Close to D train [2 blocks away] and 4 train [4-5 blocks away]
- Easy access to Manhattan [25 min to Times Square]
- Local and express bus stops [1-2 blocks away]

Requirements:
- No smoking [in-house]
- No parties or late night/frequent visitors
- Minimal cooking preferred
- Must be considerate, clean, and respectful of shared spaces
- Ideal for a working female professional or student comfortable living with two females

Move-in Details:
- Available now with a minimum three-month stay
- Maximum stay - one-year with potential extension
- Monthly rent due on the 1st of each month [+ $50 for electricity during summer months June-Sep]
- First month's rent + security deposit required to move-in
- Total: $2000 [+$50 for electricity if air conditioner will be in use during move-in month]

Hi! I'm a tech enthusiast with a passion for coding and all things tech-related. Originally, I rented this apartment for my mother and myself. But now that I've moved out with my partner, I'm renting out the two extra rooms, creating an exciting opportunity for you. My mother is the primary tenant, mainly Spanish-speaking with some English. Please note that there is ongoing construction next door (visible from room window). Construction work typically occurs from 8 am to late afternoon, and we want to be transparent about potential noise. We recommend this unit to professionals or students who spend most of their day outside or are not easily bothered by disturbances. Please consider your schedule and noise tolerance when evaluating the room.
