Hi there! I am looking for a room mate in this ground floor 3BR 2B apartment in Bushwick, Brooklyn.

Room and apartment viewings will start 1st week of May, availability usually 5PM-9PM EST.

=== Bedrooms ===

There are 3 bedrooms each measuring 9ft x 8ft x 8ft (height x length x width). Each bedroom has a wall sleeve for AC that can be placed in the wall below the window sills. Bedrooms #1 and #2 have closets approx. 6ft x 3ft x 2ft. All doors have a key and may be locked from the outside. Shelves, mounts and other wall accessories can be installed with permission from landlord. I currently occupy bedroom #3.

Bedroom #1 has one window north-facing into the backyard and neighboring building, it does not get direct sunlight.

Bedroom #2 has two windows, 1st north-facing into the backyard and 2nd east-facing into the street. This room receives a lot of sunlight at dawn and dusk.

=== Bathrooms ===

We have the 1st floor bathroom with standard toilet and shower tub. The basement bathroom has a toilet and shower space (no tub).

=== Kitchen ===

Recessed kitchen space 9 ft x 7 ft x 11ft separate from living room with tile floors. We have a refrigerator large enough for 3-4 people, as well as large oven-style airfryer, pressure cooker and obligatory microwave and stovetop oven. For storage there are 4 large upper cabinets, 2 overhead cupboards, 2 lower drawers, and 2.5 lower cabinets. Additionally there is overhead space on top of the upper cabinets near the ceiling.

=== Living room ===

At widest point approx. 9 ft x 17 ft x 15 ft. There is one large window facing east into the street. Currently furnished with one medium sized dining table, 4 chairs and one easy chair. The north-west corner of the living room has the spiral stairs leading to the basement.

=== Basement ===

The basement has several sections. The area around the spiral staircase and short hallway is a storage area. The "end" of the hallway is marked by a large black bookcase (not really in use), leading into the basement den area. There is a sectional couch, several misc. chairs, folding table and 55 in. smart TV. I own the couch and TV but the space is freely used, especially for parties/overnight guests. Den area has a max capacity of exactly 18 people (in a circle around a table). There is a separate router for the basement since upstairs wifi doesn't reach downstairs. Additionally, there's a small area by the den approx 7 ft x 8 ft x 8 ft (underneath Bedroom #1) that's used as storage/study or work area.

***Can make arrangements for furniture and boxes to be stored ahead of move-in date for convenience.

=== Backyard ===

Measuring approx. 20 ft x 20 ft, the back yard is accessible by gate near the northeast corner of the apartment. All 3 floors of the apartment building (currently about 12-13 people) have access to the backyard, but there's generally no loud parties. Usually we give the other people in the building notice. I have 2 tables and a charcoal grill, hopefully will complete with some lawn chairs.

=== Internet, Utilities ===

Our apartment is currently subscribed to Verizon Fios $80/month (currently divied by 3 people). Internet speed and connection are solid, even better than my office and wifi covers the entire apartment. There are screenshots of speedtest. net metrics in the listing pictures.

The two other utilities are electricity and gas. Unfortunately utilities have gone up in NYC so average utility expenses of internet/electricity/gas went from about $80/person last year to $140/person currently.

=== Transportation ===

The L train Wilson Ave. station is just up the block. There is usually a police car parked on nights and weekends. Some travel times from the apartment:

Myrtle-Wyckoff Avs. 10-15 min. (transfer to M)
Broadway Junction 10-15 min. (transfer to J/A/C)
Lorimer/Metropolitan Av 15-20 min. (transfer to G)
Bedford Av/ Williamsburg 20-30 min.
14 St. Union Square 35-45 min. (transfer to 4/6/N/Q)
Broadway-Lafayette St. 35-45 min. (transfer to B/D/F/M)

Nearby bus stops include the B60 and B20.

=== Neighborhood and Nightlife ===

The neighborhood has a diverse mix with Hispanic and African-American majority. There is a public middle school nearby so the area has quite a few families that enjoy peace and quiet with occasional block party in the summer. There are 3 bodegas within 5 minute walking distance. Laundry mat is right across the street.

For nightlife and dining, within 10-15 minute walking distance:
