Full basement with outside private access

Tenant will be renting a room not the basement apartment. Both tenets will share the apartment. The apt will have bathroom, kitchen, washer & dryer, cable, and all utilities included. The ideal tenant is quite, kind, must love animals ( cats & dogs), landlord will have continuous access to basement apartment. The ideal tenant is a student who is responsible, quiet, focuses on studies, maintains a job and school, and must have excellent references. Additionally, advance payments are preferred. $1200 up front to occupy room.
