Huge Room in Astoria for Female Roommate!

I am looking for a female roommate for a one-year lease in Astoria. There is some flexibility on the move-in date (it's possible to move in earlier), but the lease will be through April 30, 2025 (with the option to renew for another year after that). The apartment is around the corner from the Broadway N/W stop.

The available room is extremely spacious with its own half bath. The apartment is a 2.5-bedroom and is two floors (it’s the first floor and basement of a row house). The living room, kitchen, and bathroom are on the first floor, along with my bedroom and small office. The open bedroom is the entire basement level. It's a very big room (about 21x15 feet) and comes with two full size closets and half bath (no shower). The room comes unfurnished, but I've included photos of how previous roommates had it set up, just to give you a sense of what could fit. The living room has hardwood floors. The kitchen has plenty of space and new appliances (including a dishwasher!). There is a small patio and backyard behind the house that is exclusive to our apartment (we don’t share it with anyone).

The rent is $1600/month plus utilities. Electric/Gas/Internet is split evenly and paid monthly. Utilities are usually around $230-$250 per person, but can range from $175-$375, depending on the month. The landlord requires all residents to have a credit and background check - you must have good credit (700+) and proof of income (ideally 40x the rent). The room is for just one person - no couples.

I am a quiet, easy-going woman in my late 30s. I primarily work from home, so I am around the apartment a lot. My bedroom and small office are on the first floor. I like to keep the apartment organized and clean, but I’m not obsessive about it. I am looking for someone who is responsible, reliable, and clean. No pets and no smoking/vaping/etc (Unfortunately, I have both allergies and asthma). No drugs. I don’t drink, but I don’t mind if you do on occasion. Female preferred. Occasional guests are fine, but no big parties or live-in significant others. I like to keep the apartment a quiet and peaceful place to live and hope to find someone friendly and laid-back who is pleasant to live with!

We are right around the corner from the N/W at Broadway and a 10 minute walk to the M/R at Steinway. All the necessities are nearby: a Laundromat on the next block, several grocery stores within a few blocks, and a 24-hour greenmarket one block away. We're close to Broadway, a busy main street with plenty of restaurants (Greek, Italian, Japanese, Colombian, Thai, Chinese). We're about ten blocks from Steinway, a busy shopping street. It's a thirty minute walk to Astoria Park and a fifteen minute walk to Socrates Sculpture Park on the East River.
