Seeking female roommate for luxury apartment

I am finishing a PhD in Clinical Psych and interning at Stony Brook University. I work there full time, currently 2-3 days at the office and 2-3 at home (I conduct therapy from my office/bedroom so I do need quiet while at home during business hours, until 4pm.) I have a black cat named Vigo. I am new to the area (currently living in Brooklyn) so I won't have many people over, though I do hope a friend or two will come visit me over the weekend (staying in my room with me, maybe 1x/month). I am currently single so no weird partners to deal with.

I have a new lease beginning Aug 15 at Medford Pond Luxury Apartments that I'm very excited about. See the listing below - the type of unit is "the Birch" which is appx 1250 square feet. Second floor unit with private balcony. Washer/dryer IN UNIT (!!) plus dishwasher, full kitchen. There is a gym, pool, tennis court, and pond in the complex. Ideally seeking someone to sublet the second bedroom for a full year, but will consider other options. You'd have your own full bathroom directly across from your bedroom. I have living room room furnishings already including a large tv.

Seeking a professional or grad student, female preferred. I don't think you'll have to sign the lease, but I could be wrong. We'd also have to find out about the cost of an additional parking spot - if there is a fee, I would split the cost with you. Ideally we could have a meal together or a glass of wine on the balcony at the end of the day here and there, but not looking to be bffs. No smoking and prefer no vaping.

My cat is very affectionate, but he is also very anxious at first. You'd need to be patient with him - I imagine with the move, he is going to be a little panicked for the first few weeks and he may hiss. He is a pacifist/has never done anything to anyone, but he does sometimes hiss at new people (and then quickly run away if confronted). I know it will be annoying, but with everyone in the past, this has dissipated after a few weeks and then he likes to be close.
