13x15' room on half acre

I am looking for a honest, kind and responsible tenant who is looking for a quiet safe household. This room is 13x15' with 4 windows on half acre. This property is across from Powell Butte with a garden and firepit. A miniature horse, Prince, visits and there are two sweet chickens in residence. Background and credit checks are required for the security of all and respectful communication is important. First and last months rent plus deposit are due at move in. On some occasions last months rent can be split into portions. There are no sleep overs in the rooms but there is a comfy couch for the occasional guest.
