Room Available in Fantasy House
Come live in a fantasy house complete with a pond, nutria, a heron, an egret, ducks, geese, and a red-tailed hawk! Enjoy fresh plums, apples, nectarines, blueberries, blackcaps, raspberries, strawberries, jostaberries, mulberries, figs, asparagus, chokeberries, sea berries, autumn olives, red currants, grapes, and a fully stocked organic garden! Spend your evenings twirling around on an 11 foot dance pole! Soak your cares away in a hot tub and cold plunge! Elevate your reading experience up in our reading beam nook! Within a year, we will also have a solarium! Browse through the pictures!

Location:
Beaverton, Oregon, 173rd & Walker

Your Room:
14'x10'3", with 4'x2' cutout. 23"x55" closet. The shared wall between bedrooms is sound deadened. You will use the shared upstairs bathroom with V.

Expenses:
Deposit required: $800. Only the first month’s rent is required, last month is not.
Rent required: $800/month single person.
Split utilities: Generally $70/month (seasonal dependent) for electric, gas, internet, water, sewer, garbage.
Penalty for beyond 2 weeks late rent: $75.
Eviction if more than 2 months late.
We use splitwise.

Lease Term:
6 month lease, then drops into month-to-month. We all interview potential housemates, and want to spend that time on someone that fits longer term than just a couple of months - we want a friend. At the same time, we are aware that sometimes personalities unforseeably clash, and don't want you locked into a miserable year.

About Us:
We are 4 chill roommates ages 25-45, generally introverted but sometimes have social events.

Laura is a person with a hundred hobbies, a thousand puns, and a million silly songs. For work, they are a physical therapist assistant. In their free time they love to explore the wilderness, make fanciful art and crafts, travel, exclaim at pretty colors, and accomplish new physical feats of strength and balance, especially those that are acrobatic in nature. Laura is a people-loving introvert who values authenticity, creativity, and curiosity. They are curious to meet you!

Lance is the chill but hardworking homeowner with a regular software engineering job, whose passions are meditation, emotional intelligence, gardening/permaculture, energy work, outdoor adventures, ecstatic dance, and pole dancing.

Hans is a wonderer, a wanderer, and a wailer (scientist, mountaineer, & musician) who’s managed to get ‘kinda good’ at all three things. He currently works as a process engineer, although long term he aspires to be a mad scientist out in the woods somewhere. Big book lover, if you’ve read any of Tolkien, Sanderson or Rothfuss, you will not be able to shut him up. His main passions include learning new things, playing eclectic music with friends, eating from Lance’s gardens, and overcommitting himself.

V is a multifaceted individual who enjoys reading, making others laugh, having deep and serious conversations, and playing games (video, board, card, etc!). He enjoys going out to shows to listen to music and dance. He is a spiritual, alternative type of person who is very open-minded and inclusive. He is self - employed currently but is looking to monetize some of his interests and hobbies.

Please keep in mind there will be additions to the house this year:
A solarium, 2 new induction cooktops, and 3 new bedrooms.

House Rules
Quiet hours:
All evenings: wind down is 9:30pm, quiet is 10:00pm (unless everyone is up), until 9am. Negotiable on an individual time basis. During this time, talking is allowed in common space, but don't wake roommates.
Weekdays: morning to 4pm is semi-quiet. We have multiple people home much of the day and need to work during that time. In the common space, talking and regular noise is expected, and quiet-needing people should retire to their own quiet space. If noise is intruding on the quiet room space, loud people should tone it down to a non-intrusive level.
Nudity in shared areas is not common, but also not unexpected.
Guests:
Text housemates ahead of time if possible
No more than 3 evenings per week - negotiable
Overnight guests are fine
Unaccompanied guests can sleep until the morning, but must leave since you're not there.
Longer term guests subject to house discussion, and that guest should offer something to the house (like cooking a dinner)
You are 100% responsible for making sure your guest follows the house rules.
If housemates really want common areas free of guests at that particular time (rarely happens), guests should hang out in host’s bedroom.
Prefer that guests sleep in the host's room. If not possible, then the pole room with the understanding that housemates may want to have the lights on or cook quietly in the common space during the night.
Guests of guests: host is still 100% responsible for guests of guests. Host should only leave guests of guests alone for very short durations, and have them hang out in host's private space
Noise:
Needs of people who need quiet generally get prioritized over those that want to be loud - see above rules.
Workout room grunts are fine, music is negotiable
Outside: BBQ level noise level. Music is fine, but don’t upset the neighbors. Our house is well insulated, so as long as windows and doors are closed, music can be pretty loud.
If a housemate or their guests is being loud past quiet hours, is reminded that quiet hours are in effect, and still wants to be loud, and all other options (earplugs, noise cancelling headphones, etc). Are not acceptable to the one that wants quiet, that loud housemate should pay for a hotel room for those that want quiet.
Sexy parties are fine - negotiable. These are parties where the main social party happens on the main floor, and sex can happen downstairs in the soundproofed daylight basement. Sexy parties must focus on soberiety and consent practices
Larger parties (15 or more people)
No more than once every 2 months - negotiable
Sex:
Walking in on sex in the common area is not unexpected, but if so, sex people should go to their rooms
Sex noises are ok, but only outside of quiet hours
Chores:
There are assigned chores, negotiated upon each new roommate.
We sometimes have a group house cleaning/yard work day.
Always take care of your own dishes!!!!!!! Counters are always kept dish free, though sometimes they aren’t completely wiped down.
Keep the common areas clear of clutter
Fruits outside are kommi - available to all
There are planter boxes and yard space for plants, planting is up to house discussion.
Some baking supplies are kommi expense
Drugs
Personal use ok, but don’t bother your housemates with smells and such.
No cigarette smoking
Hippie drugs ok, no corporate drugs
Driveway use: first come first serve. There is always space on the curb.
Keep the doors locked, even when you’re home
Shoes off in the house - take them off in the entryway
No pets. No guest animals without landlord approval.
1 garage bay is available for everyone's storage. Doesn't mean you can store an entire household of stuff there.
No kids - Adults only. Kids can visit very infrequently.
Covid: all housemates must be vaccinated. Guests do not have to be vaccinated. If covid situation worsens such that danger to housemates is increased, the house will lock down, subject to discussion.
General sickness:. If you're sick, you must wear a mask in the common areas. If you need to eat outside your room, eat in the pole room. If you're REALLY sick, try to stay in your room as much as possible, and Clorox common areas you touch.
Please indicate that you have read these house rules by strategically inserting the word "Peppercorn" in your initial contact email, and also introduce yourself and how you think you would fit into the house

Desired Housemate Qualities
You don’t have to excel in all of these qualities, but this describes the kind of house we have:
More of an introvert house - we don’t have a lot of people coming over all the time.
However, once in a while (maximum once every 3 months) we might have a sexy party.
Communication:
Super open communication - state needs. No repressed unsaid frustration or passive aggressive behavior
Open to improvement suggestions
Be open to multiple solutions to problems.
Be familiar with non-violent communication.
Punny! - many stupid puns.
Be willing to find a quieter way to do your thing :)
We want a friend, not just a roommate!
