1 BR available, quiet neighborhood

Starting to consider opening my spare room up to a roommate. I’ve been in the house for about 2 years and work in the area. Room is small to medium but has a queen bed in there and a good sized closet with 2 windows. House has central heating and air. There’s already 1 cat, and dog and a few chickens so no more pets. I’m a 36 year old queer and a prospective roommate would need to be respectful and cool with that. My work hours vary. There are 2 bathrooms, 1 between the bedrooms upstairs and one off the kitchen downstairs. Laundry in the basement and quite a bit of storage available down there and in attic. Fenced in backyard where I’m attempting to turn at least one thumb green.
