Family with room available for rent

We are a young family in a large recently renovated home in a safe neighborhood with a large room and private bathroom available for rent on our third floor. Ideally looking for a young professional or a graduate student. Must be non-smoking and willing to live with a toddler and lovable golden doodle dog. We are located a 4 minute walk to SEPTA as well as Germantown Ave which has many amenities including restaurants, library, grocery store, gyms etc. There are two grocery stores within walking distance. There is street parking. Room is fully furnished with dresser, nightstand, bed, bookshelf, and smart tv. All utilities included, laundry on site. Shared spaces include kitchen, living room, enclosed porch (with fireplace) and backyard. Must be kind and forgiving of kiddo, and pup as roommates. We also keep a tidy house. Serious inquiries only.
