130 sq. ft. Room w/ 12/1 Move-In Date

Hey everyone.

I'm looking for a quiet, well-behaved, neat and financially responsible roommate interested in renting my 130 square foot bedroom. It's located in a very quiet part of Astoria, yet just 3 blocks away from 31st Street and a 10 minute walk from the Ditmars Boulevard station, which is filled with anything you could possibly want.

MOVE IN DATE IS DECEMBER 1ST SO CONTACT ME IMMEDIATELY. No BSing around, no telling me "oh I have a million rooms to go to today."

See pics for a general sense of how it looks like. Most of the furnshings in the picture belong to the current occupant, but not the bed. The bed is yours.

Also living here is a female, age 62. I sleep in the living room with 2 screens for privacy, and I make myself openly available for whoever needs me for anything. Your room is just that: yours.

Rent is $800 a month which includes utilities. To reserve your spot, you must pay the security deposit ($800) that plus the first month's rent (totaling $1,600), sign a set of agreed upon house rules along with me and at that point you've secured your spot and no one can take that away from you.

You will receive a receipt once you've paid, and from that point forward, this ad will be removed. Try to keep in contact with me as much as possible after your spot is secured. Rent is due at the end of every month, although as a general rule, it's smarter to pay around 3 days beforehand. Be ready to move in as soon as possible.

Long-term, professional tenants are preferred, but not absolutely mandatory. Prepare with the usual: most recent 2 pay stubs and references (no more than 3 needed).

Calls are welcome too but may not be answered between 8:30 AM - 4:30 PM on weekdays except between 12:30 PM - 1:15 PM and 3:00 - 3:15 PM (that's because I'm at work during those times). We will set up an appointment between the hours of 6 PM to 10 PM. PLEASE be on time if not early. Do NOT be late. Return all calls and texts ASAP.

The current subtenant is currently occupying the room and we require her full cooperation in order to give you a tour.

NO COUPLES. NO PETS. BE NEAT, CLEAN AND DRAMA-FREE.

Also: ASAP REALLY DOES MEAN ASAP. EVEN THOUGH THE OFFICIAL MOVE-IN DATE IS ON DECEMBER 1ST, YOU MUST DECLARE AN IMMEDIATE COMMITMENT ASAP, AND ONCE THAT COMMITMENT IS MADE, FREQUENT CONTACT IS STRONGLY RECOMMENDED.
