Seeking Female Roommate for 2 Bed Apt in Astoria

Hi!

I'm seeking a female roommate to fill the other room in my Astoria apartment starting *May 1st (signing onto a year-long lease)*. I could negotiate a later move in at any time up until June 1st!

My name is Maddy and I'm a young professional in my mid 20s working as a civil engineer for the city. I enjoy hosting friends occasionally but ultimately enjoy a quiet, clean living space and I'm seeking someone who wants that as well!

Apartment Details

What: 2 bedroom, 1 bath walk-up on the 4th floor of a pre-war building
*The room you would move into is ~100 square feet (10.75'x9.25'). It has a spacious closet, an air conditioner, and 2 windows facing the Manhattan skyline!*
Where: 10-15 minute walk to several subway lines (NW, MR) in Astoria, Queens (just east of Steinway street)
When: Room available May 1st, but later move in could be negotiated.

Why: The apartment is a beautiful space with tons of natural light. There? s also an amazing view of the city from the roof of the building! Also, I can promise I'm a super normal, nice, considerate roommate.
How much: Rent is ~$1,147. Utilities vary by the month but I'd allocate around $70-$80 each month.

Amenities:
Several laundromats available nearby (less than a 5 minute walk to each)
2 grocery stores less than a 5 minute walk away
Less than a 5 minute walk to 30th Avenue where there are tons of restaurants and bars (both trendier ones and neighborhood staples)
No elevator (pre-war building)

Non-negotiables:
Responsible - pays rent and utilities on time
Clean - I like to live in a tidy space, hopefully you do to!
Considerate - I like a quiet space at night (after 10 PM)

Other thoughts:
The building allows pets but I don't have any, nor am I planning to in the near future (just make sure you don't have any allergies!)
I'd prefer no smoking in the apartment
