Renting Out Room In 2 Bedroom Coop Male Preferred

I am renting out the 2nd bedroom in my 2 bedroom coop-
825 a month including utilities & wifi
If you want cable T. V it is an extra $20 a month I am only charging for the box
I am located 2 blocks from the F train briarwood/van wych station
1 block from supermarket
30min from midtown by train
nice prt building
laundry is in the building
must pay 1st months rent and 1 months security deposit
looking for male roommate STRICTLY PLATONIC gay or straight. somebody laid back btw 25-50 someone calm cool broadminded :) respects privacy
cleans up after themselves.

room has closet, bed, dresser, and fan (also an old t. v)- nice breeze from the window
we share the kitchen and bathroom

looking to rent for a MINIMUM of 6months-1yr MUST SHOW RENT CAN BE PAID!!!!(references or paystubs)-
I have had issues with roommates not paying the rent on time and do not like every few months having to find another person to rent to. I am easy to live with all i ask is that the rent be paid on time.!!!

I am 38 yr old female I am a smoker i do smoke in the apt and have 1 cat
My bf lives upstate but stays with me when he comes to visit(right now he is doing a job in brooklyn and will be here at night through the summer you will never see him)
