The room and apartment

$865/month + utilities (electric, gas, and internet -- typically between $65 and $75/month)

Available for move-in on March 1, 2021 (with some flexibility after that date possible if necessary).

The open bedroom is in a two bedroom, one bath apartment in a six-unit building. It’s an actual room (not a flex) that is large by NYC standards: about 11ft x 8.5ft. This room can come partially furnished with a twin bed or can be available unfurnished. It can fit twin and full-sized beds comfortably. The current occupant has a twin bed, normal-sized desk and drawers with plenty of space left over. The room has a large, private closet. Closets in the rest of the apartment offer additional storage space.

A LARGE kitchen with generous counter/table space, a new-ish refrigerator, and a gas stove/oven.

Big common space with futon/couch, armchair and small dining table for 2. Good amount of floor space for yoga, mat workouts, etc.

The apartment is in the rear of the building, so no street noise whatsoever. This is one of the quietest NYC apartments I've ever been in.

Large windows with lots of natural light throughout.

Super lives in the building and is very responsive when maintenance issues come up (which happens rarely).

The location

One block from the 40th Street stop on the 7 train. 15 minutes from Midtown and 30-40 minutes from Lower Manhattan. Easy access to Long Island City, Astoria and the rest of Queens and parts of Brooklyn, especially Greenpoint and Williamsburg.

Sunnyside is a great neighborhood with every imaginable amenity. Apartment is steps from a 24-hour CVS drug store, choice of grocery stores, restaurants representing a variety of cuisines (this is Queens, after all!), bars (including the new Alewife Tap Room), Queens Public library branch, parks, Saturday farmer's market, multiple gym options, and more. A laundromat directly across the street offers coin or drop-off.

The roommate

I'm in my mid 30s and work in digital communications for a philanthropy based here in New York. I'm clean but laid back and like to keep the common spaces tidy. I am respectful of quiet and privacy at all times. I don't smoke, but I do drink occasionally.

I have regular 9-6 working hours and am now working from home because of COVID until the end of June at the earliest. My workspace is in my bedroom, so I spend most of my working day there. In my off hours, I workout, watch Netflix, and read for the most part.

In normal times, I have an active social life and like to go out on the weekends but never bring the party home.

Because of COVID, I am keeping my social contacts limited and taking the appropriate precautions when outside the apartment (wearing a mask, social distancing, washing/disinfecting hands upon coming home, etc.) and expect you to do the same.

Preferably, you plan to stay for 3 months or more. I’ll consider shorter term stays of 1-2 months if the fit is right.

Considerations

Having a friend over and occasional weekend/overnight guests ok with advance notice to me and appropriate COVID precautions; I will do the same.

There is no TV. You are welcome to bring a TV if you have one, but if you wanted cable, you would be responsible for that cost. Other utilities (gas, electric, and Internet) will be split evenly between you and me. (Water and heat are included in the rent.)

There is an A/C unit in the living room. It does a great job cooling down the common areas, but a poor job sending the cool air to the bedrooms. You would be responsible for getting a small unit for your bedroom if you want that. If you don't want that, I am not opposed to a campout in the living room on hot summer nights.

This is an old building, built in 1930. It has regular everyday old building issues such as so-so plumbing at times and so-so doors on the bedrooms. These are issues that have been addressed to the greatest degree possible for the age of the building. The super and landlord are incredibly responsive to maintenance issues. If you are looking for a luxury glass tower, this probably isn't the place for you.
