Room available in big Excelsior House!

I have a room available in the Excelsior house I've lived in for 15 years. The room is $1300/month + utilities, furnished or unfurnished--previous roommate is leaving furniture if you wish to keep it. The room is 11' x 11.5'. The house is big with large living room, kitchen and dining area. The bathroom with shower and tub was recently remodeled. There is an additional toilet on the garage level. It has a 2 car garage so you could either park there or use it for storage. The back yard is big with a picnic table and 2 grills. Open to someone itching to test their gardening skills. I love dogs, don't have one of my own but happy if you do! I'm allergic to cats. No one would describe me as tidy but there is housecleaner who comes every other week to help manage this. I am a professional who is happy to have some horse racing or CNN on the tv in the background while I work or cook. I'm 46, love my neighborhood, like to cook and am very easy going. The second roommate is a similar age and lives in the lower level bedroom and generally keeps to himself. There is a dishwasher and washer/dryer on site. No couples please!
