Private room w/partial ocean view (outer sunset)

Looking for a third occupant (late 20's-early 30's, male or female) to our house in Outer Sunset/Parkside (on 48th Avenue between Pacheco and Ortega). Private room, shared bathroom (w/female) with private shower, common areas include kitchen, dining, and living room. House is shared with two working professionals (33yr female and 29yr male) and a cat (5yr outdoor-indoor tabby). The kitchen and bathroom were redone in the last 5 years or so and we have a pretty sweet home theater system set up in the living room. We watch a lot of sports, movies, and Game of Thrones. We're a block from the ocean and you can walk to Pizza Place, Devil's Teeth, and Flany's no problem. Washer/dryer in the garage. Parking space in the garage is taken, but there's plenty of street parking. Room available for $1200, one year commitment beginning on October 1st. The landlord will not allow additional pets, nor dual occupancy of the room. Must pass a credit check, provide proof of income, and have rental references for 3 years (required by property management). Additional photos available upon request.
