Cozy and Conveniently Located Apartment near GGP

Hi there! I'm looking for a housemate to occupy one room in a 2-bedroom, 1 bathroom apartment in the Outer Sunset area (22nd Avenue and Irving street). I am interested in subleasing the 2nd room for a short to a mid-term lease (i. e. 3 – 6 months), but am open to 1-year leases as well.

The kitchen, living room and bathroom are shared. Both the kitchen and living room are fully furnished with a dining table, a couch, as well as some storage cabinets. The square footage of the apartment is roughly 700 sqft and the room you’ll be occupying is the larger of the two rooms, with a square footage of approximately 132 sqft (11 ft by 12 ft), which does not include closet space. The room is unfurnished as of now (the photos were taken when another tenant was here).

The apartment is conveniently located near grocery stores, a Walgreens, various eateries, one block (~5 minutes) away from Golden Gate Park and about ~35-minute walk to Ocean Beach.

It is also easily accessible and easy to get around the city using Muni:

The bus stop for lines 7 and 7X is right across the street
The N-Judah street car line is one block away (~ a 5 minutes walk)
The bus stop for the 28 line is 3 blocks away (~7 minute walk)
The bus stop for the 29 line is 5 minutes away

There is a small washer/dryer in the building or you can opt do laundry at the neighborhood laundromat.

Who I'm looking for:

- 20-something to 30-something years old
- A working professional or a graduate student who is quiet, friendly, clean and responsible.
- Must have a full-time job / stable income. Proof of income and employment is needed.
- Does not have any pets
- A non-smoker
- Has common housemate etiquette – takes the trash/recycling out if it is full, respecting privacy, not being too loud, etc
- No overnight guests are allowed

Who am I:

- A mechanical engineer in his early-30’s
- Quiet, clean and mindful
- Enjoys playing soccer and tennis (though haven’t been playing much since the pandemic)
- Enjoys going on walks/hikes around the neighborhood and GGP (see photos below)
- Currently working from home full-time
- Cooks most of his meals

I'm looking for the space to be low-key and be relatively quiet.

Your monthly rent will be ~ $1,350/month which includes utilities (water and electricity), garbage and high speed fiber optic internet.

I'm also asking for 1 month rent as security deposit.
