About the home:

The home is situated on Communications Hill in San Jose (near 87 and Capitol Expressway) in the Lancaster Gate Townhome complex. It's located in central San Jose, conveniently between Westfield Oakridge Mall and The Plant shopping center (Curtner Ave.) with easy access to highway?s 87 and 85 and downtown San Jose. It's located approximately 8 minutes south of downtown San Jose via 87 (no traffic). Communications Hill is known for having the long, giant staircase that people use for exercise (see attached photo) and for having safe areas for outdoor recreation. The complex has a swimming pool for residents.

The townhome is 1,100 square feet and is a 2 bedroom & 2.5 bath home with a small back patio. Very nice size for two occupants. The living area is essentially two stories but the townhome is three levels including the garage which is located at street level. In the living area, the bedrooms and laundry are located on the second floor with family room area on the first floor. The garage is a two-car side-by-side garage and is available to either house a car or as an additional storage area.

The house is fully furnished and nicely decorated. It is clean and not cluttered. No additional furniture needed in the common area although the room will need to be furnished. The common area includes full kitchen, ? bathroom, TV w/ Comcast cable, fireplace (electric), washer and dryer, dining area, and living room.

About the room:

I'm renting one of the two bedrooms in the home. It is unfurnished and has its own bathroom and a well-designed closet to maximize storage. The room is approximately 115 square feet and can accommodate up to a queen size bed. The room includes TV/Cable hook-ups for your own TV.

What I am looking for:

I am looking for a young to middle-aged student or professional to whom I can rent the room. The ideal candidate will be looking to stay for about a year but there are no limits as to how long or short he/she can stay. Absolutely no smoking or drugs will be permitted or tolerated in or around the house (this is a deal breaker and violators will be evicted immediately). Although I am male, females are more than welcome to rent the room. I have had three female, strictly platonic roommates in the past and all have worked out very well and drama-free. I?m sure any of them would be willing to give a referral if requested.

I?m looking for a roommate who will take care of the room and the house as if it were their own and be respectful of my property. Similarly, I want it to be somebody that I get along with and who?s company I will enjoy when we are both around the house at the same time. Having said that, I am pretty independent and do my own thing and you should be prepared to do your own thing as well.

This is NOT a party house. Friends are welcome to come over and visit. However, if you?re looking to host guests on a regular basis for parties or a full day of NFL football, this is probably not the place for you.

I am not a clean freak but I like to keep the downstairs area neat. You can keep your room however clean or messy you want, but the common area should remain clutter-free. We will both be responsible for cleaning the common area.

About me:

I am the original owner of the home. I am a single male aged 45. I have a girlfriend, but she doesn?t sleep over often. I spend more time at her house. In fact, out of respect for my roommate, rarely do I have guests over although they do come over on occasion.

I work in downtown San Jose and although I don?t travel much, my work schedule keeps me busy and I am often at work until 11 p. m. When I?m not working I can usually be found in Los Gatos at my crossfit gym (Cadence), golfing, or on the trail hiking. I live a pretty active and healthy lifestyle thus, I am not home very often.
