Affordable Cozy Loft Bedroom W/ Private Bathroom

I'm a healthcare professional renting out 1 bedroom room w/private bathroom. Preference female with 1-2 toddlers or kids. No children also ok, but note there are 2 toddlers in the home both girls. Looking for someone respectful, down to earth, and good around kids. Washer and dryer and a small refrigerator in room available. Utilities included. Occupation must be verified. Will run a criminal background before moving in.

Pros: Friendly family, Affordable, washer and dryer, utilities included, private bathroom, small refrigerator, nice farm view (animals may have relocated due to rain),

Cons: The days I am at home with the girls we tend to lounge around in the living room/patio which can be a bit noisy and unruly. We usually wind down by 6pm and sleep around 9p.
