Room for rent in cozy house in Petaluma

This house is in a quiet cul de sac in Petaluma, just west of 101, and right across the street from a bowling alley. The 101 freeway entrance and downtown Petaluma are only a mile away.

The house has a very cute little backyard perfect for socializing or relaxing, complete with a hot tub. It also has a very functional kitchen with lots of counter space. The common areas have a an open floor plan, so despite the small size, it feels rather spacious.

I own the house with my wife. We are separated, and she is the other current tenant. She is 33yo, from Mexico, fluent in English, Spanish, and some French. She works nearby 8-6 weekdays, and has a few different jobs that keep her busy on the weekends. I stop by on occasion to service the hot tub and do some yard work.

Also occupying the house are our 2 cats, Sampson and Delilah. They are very social, indoor cats. So no fleas or dirt.

Rent includes all utilities (water, PG&E, garbage, internet, cable, and a monthly housekeeper)

The room features a full bathroom, small walk-in closet, and a window facing the front of the house that gets lots of sunlight, but a large tree in front of the house offers plenty of privacy. It's furnished with a new full size bed with memory foam mattress, a dresser, and a nightstand.

We are in no rush to rent the room, and are all about quality of life. So we're looking for a good fit, more than anything else. Not just someone to pay the rent. Someone who will appreciate the cozy home we've built as much as we do. Preferably female, non-smoker, who will not have frequent overnight guests.
