Renting out a room

I own a 2 story 4 bedroom 3 bathroom house located in Alvin. House is only a year old and I have one room I'm looking to rent out. Room is the main bedroom, include large bathroom and full sized closet.

The house includes:

-Full kitchen and dining area (with oven, microwave, stove, dishwasher, fridge, sink w/ disposal, appliances and dishes)

-1 furnished upstairs living room and one empty living room which I'll likely furnish in the future.

-Laundry room (washer and dryer)

-Attic

-Front and back yard with lawn

-2 car garage with extra space on the driveway

-Fast internet with unlimited plan, electricity, AC, water, trash pickup. No TV plan unfortunately.

Looking for about 850$/month for the room, all utilities included.
