1B1B all bills included for RENT

I have a ten foot by eleven foot room for rent in Allen, TX.
Myself and my two children do currently live there and would continue to live there.
You would have your own restroom but it would be considered the “guest” bathroom as well. However, I have no issues having my guest use my restroom versus yours if you’d prefer.
I have a dog and two cats, litter boxes are in the garage.
All other spaces would be shared spaces.
My daughter is a teenager and spend most of her time in her room. My son is six so he can get loud and usually spends his time in the living room on his PS4, which I can move into my room or his room if needed.
We are usually out of the house at least half of the week though. I do work from home on Fridays though.
Bills would include:
Rent (which would cover part of the mortgage, home insurance, and property taxes)
Water
Electric
Gas
Internet
Pest control
Lawn mowing service
Apple TV
Netflix
Hulu
Amazon Prime

Bills would not include things like but not limited to:
Broken shared items in the home (I. e. fridge, dishwasher, dryer/washer)
Clogged toilets/sinks/tubs
Damages done to the home upon move out. (This is not covered by your deposit either, your deposit will go towards your first month’s rent. The deposit is non refundable, it’s just to ensure I’m not holding a room for someone who has no intention of moving in)
You are more than welcome to use any items in the home that are already there such as TV in the living room, dishwasher, washer/dryer, refrigerator, freezer, storage closets/pantries.
All food will need to be bought and taken/eaten by the person who bought it, only though. We can discuss toiletries and if we’d like to just buy/keep our own or add that as a monthly expense.
I am awake at 6am and asleep by 10pm during the week. Sometimes on a week night I might get crazy and stay up until midnight but never any partying at my house or anything like that so I’m looking for a quiet roommate that’s just looking for somewhere to live, keep things quiet, neat, peaceful, and pay rent on time.
