Quiet and safe for short term rent

Hello. I would like to rent my spare room as a STR or MTR. As I provide the furnishings (tv, queen bed, dresser, nightstand, lamp) and towels/linens, etc., all you will need is your personal belonging, toiletries, and laundry soaps.

Internet, Roku streaming/Hulu/Netflix and Amazon Prime provided. Attached garage parking for a small to mid-size vehicle. Driveway also available for larger vehicles.

No other tenants.

Private room/bath/private living room. Access to all common areas (kitchen for light meal cooking/microwave, large patio with grill and laundry).

Home is located 20-25 minutes from IAH/downtown Houston is 40-45 min (dep on traffic). All the usual food fast, grocery, shopping and entertainment within 5 min.

I work from home in a home office. It is computer input; therefore, the home remains quiet. I am very clean, quiet and respectful and prefer the same characteristics in my guests. I’m just a normal person who works a lot.

I currently work day shift from home. Depending on work days, we would rarely see each other except on weekends. However, always open to conversation when time allows.
Full-time employment required (No WFH please).
Responsible light alcohol.
No overnight guests.
No smoking or vaping(all encompassing).
No drug use (all encompassing).
Limited background check conducted (my expense).
