Small Front Room in Quiet Fun House

Room is furnished, but can be empty. Major home improvement project started (right now walls and carpet look awful!) next year putting up wallpaper and replacing carpets with hardwood flooring, etc. / will resume work on our list of ongoing home improvements with tenants contributing income.

Brand new central a/c stays on ice cold.

At&t wifi / HBOMAX / Disney+ / hulu Prime / Netflix (make your own pin-protected profile for each or login to your own on firesticks). Total bills include these, wifi, gas, water, lawn care, pest control, street parking etc, and come to about $100-$150 a month.

2 full bathrooms, but we only use the Master in the back, so the one pictured is for the 2 rented rooms and living room guests.

Must love cats that are usually in Master/Office or Kitchen/Back Patio if not on sofa.

Two vehicles here in driveway so parking is free on the street (which stays pretty full of cars).

Bear Creek subdivision is about 10 min from 99, 15 min to I-10 or 290.

Substance-friendly unless it becomes uncomfortable (outside / front porch or back patio only).

Can do Zelle, Venmo, Cash App, Google Pay, chime, or cash.
