Room for rent in a beautiful new house

Hi everyone,

I am renting a room in my beautiful new house near Kyle Parkway in Kyle, TX78640.

You can rent either one or two rooms.
I am looking for a female tenant(s) with the following qualities:
-Clean, responsible, mature, respectful, and considerate
-Positive attitude and courteous
-Quiet, no loud music, no party, no pet, no drinking tenant
-Know how to take care of space and sanity
-No smoking, no marijuana, no hookah, no drug of any kind
-No friends or family over
-Mature students, young professionals (employed away from home).

You will have:
-A brand new walk-in closet
-A new bathroom (private until the second room rent)
-Wifi internet access
-TV
-Kitchen
-Washer and dryer
-Your own refrigerator
-Street car parking - safe and well-lit street
-Kyle Parkway shopping plaza and Seton hospital within 5 min drive
-10 mins from San Marcos and 25mins to Downtown Austin

Lease requirements:
-A short term lease of 6 months minimum or 1 year
-Deposit $250 is required.
-$500 per room

The room is $500 per month ABP. Utilities include the wireless internet, electricity, washer/dryer usage, water, garbage/sewer, and AC. During summer and winter, there may be partial cost sharing for AC and heater, depending on usage.

I am looking for a respectful, discreet, clean, considerate, and professional tenant. You have access to: 1. 100 mbps wireless internet 2. Kitchen 3. Washer and dryer 4. Kitchen cabinets and shelves 5. Shared bathroom. 6. 6 months to 1 year lease is preferred. 7. Rent $500 (ABP) A deposit $500. The main goal is to have a peaceful place. No pet (caged ones are fine); I do love animals but I have allergies), no alcohol (casual drinking is fine), no smoking, no overnight guests, no partying will be allowed.
