Room for rent, laid back environment.

I am looking for a working male Professional roommate in NE Arlington. I am an Account Manager for a large Mechanical Contractor myself. The other roommate, male fire fighter and has been in the house for 2+ yrs.
No couples, kids. A friend staying over on occasion is ok, no kids allowed to stay the night.
One room available $700. Rent is due by the 1st. The room available is the 9’6’’ square with carpet. You will have a shared hall bath.
Have a quiet, laid back home. The occasional football party with a few friends is ok. Have a couple grills in the back. This is not a party house.
I will take care of all utilities. All I am asking is to be respectful, come and go as you please and pay the rent on time, clean up your own mess and dishes.
No minimum stay, but an additional months rent is due upon agreement. Asking for a minimum of 1 month notice upon leaving to get deposit back. I run a background check on all room mates. No smokers.
You will have a section of cabinets and fridge/freezer to use.
Parking: small car in drive(first come first serve) or street.
I have a fur boy, Lucas, an American Bully. He’s super chill.
